Garage Floor Coating

Your garage floor takes more punishment than any other floor in your home. Cars roll in and out every day, snowmelt and road salt drip onto it all winter, and oil, antifreeze, and lawn chemicals find their way onto it all year. Bare concrete absorbs every bit of it, and over time it stains, pits, and starts to look worn. Our garage floor coating service in Lehi seals that slab under a tough, attractive finish that stands up to Utah’s seasons and makes your garage feel like a finished part of your home.

Built for Utah Garages

Garages here face conditions that wear down ordinary coatings. In winter, tires track in snow and road deicers that eat away at bare concrete and stain cheaper finishes. In summer, tires come home hot enough to soften low-grade epoxy, and when they cool, they can pull pieces of the coating right off the floor. Sunlight streaming under the garage door can also yellow standard epoxy along the door line. We use heat-resistant base coats and UV-stable polyaspartic topcoats designed for these conditions, so your floor keeps its color and its bond year-round.

What You Get With a Coated Garage Floor

  • A garage that looks finished: Choose from dozens of flake blends and colors to match your home’s style.
  • Easy cleanup: Oil, salt residue, and spills wipe up instead of soaking into the concrete.
  • Brighter space: A glossy floor reflects light, making the garage brighter and easier to work in.
  • Protection for the slab: The coating shields the concrete surface from salt damage, staining, and wear.
  • Better curb appeal: A clean, coated garage stands out to buyers if you ever decide to sell.

How Our Garage Coating Process Works

  • 1. Inspect and Test

We check the slab for cracks, oil saturation, old paint or sealers, and moisture coming up through the concrete. If moisture is a concern, we test before choosing a primer.

  • 2. Grind and Repair

Once the garage is cleared out, we diamond grind the entire floor with dust-controlled equipment to create a clean, open surface. Cracks, chips, and pitted areas are filled and ground smooth so they won’t telegraph through the finish.

  • 3. Prime and Base Coat

A primer seals the concrete and anchors the system. Then we roll on a colored base coat in the shade you’ve chosen.

  • 4. Broadcast the Fake

While the base coat is still wet, we broadcast decorative vinyl flakes across the floor until it’s fully covered. This adds texture, hides minor imperfections, and gives the floor its speckled, granite-like look.

  • 5. Scrape and Seal

After the base cures, we scrape away loose and raised flakes, vacuum thoroughly, and apply a clear topcoat that locks everything in. We can add a grit additive for extra traction on wet winter days.

Getting Back Into Your Garage

You’ll need to keep the garage empty while the floor is installed and while it cures. Light foot traffic is usually fine after about a day, and vehicles can typically park on the floor after about three days, depending on the products and temperature. We’ll give you clear dates before we start. Afterward, avoid turning your steering wheel while the car is stopped for the first few weeks, and use a pad under motorcycle kickstands or jack stands to prevent point damage.

When Is the Best Time to Coat Your Garage?

Epoxy cures best within a set temperature range, and most systems need air and slab temperatures of at least 50 to 60°F. In Utah, that makes spring and fall ideal install seasons. Winter jobs are still possible if the garage can be heated during installation and curing. Timing around life events matters too:

  • New construction: If you’ve just moved into a new home in Lehi or Traverse Mountain, coat the floor before the slab sees years of stains. New concrete needs about 30 days to cure before coating.
  • Before you move in or unpack: An empty garage makes prep faster and simpler.
  • Before listing your home: A fresh floor is an easy upgrade that makes the space look clean and cared for.
  • When an old coating starts peeling: Failing paint or a DIY kit coming loose is a sign to start over with a properly bonded system.
